PP

01 step

Planning &
Predevelopment

A phase dedicated to information collection that will serve as the basis for the subsequent design stages. The primary objective is to thoroughly understand our client’s objectives and spatial needs.

INVOLVES

  • Conducting background research on the site and its location,
  • review as-built conditions,
  • identify zoning and land use regulations,
  • evaluate the availability of utilities, and
  • verify the feasibility of the project.

02 step

Schematic
Design

At this stage, we initiate the process of effective building and site design. This is the moment we start to investigate design concepts and evaluate various options to develop a comprehensive understanding of the overall aesthetic and atmosphere.

INVOLVES 

  • Creating and issuing schematic prototypes, initial site,
  • floor layouts and exterior building elevations and
  • obtaining initial client assessment to make any necessary incorporations.

DV

03 step

Design
Development

By the conclusion of this phase, the exterior design of the building will be more thoroughly developed, the interior layout will be finalized, the dimensions of all spaces will be confirmed, and the majority of materials will have been selected.

INVOLVES

  • Notable progress and additional enhancement of the design, along with collaboration with engineers and consultants.
  • Start working with owners prime subcontractors and/or material suppliers.

04 step

Construction
Documents

The design drawings are converted into a detailed collection of construction documents that encompass all necessary information needed to communicate the architectural, civil, structural, mechanical, plumbing, and electrical elements of the project, enabling the general contractor to execute the construction effectively.

INVOLVES

  • Client choices regarding materials and finishes.
  • Outline all fixtures and components to be installed,
  • coordinate consultant drawings, and provide detailed dimensions and connection specifications.

05 step

Permitting

The construction drawings, along with any supplementary information necessary for acquiring a site development and/or building permit, are presented to the City or County for evaluation and authorization.

INVOLVES

  • Securing approvals for Right-of-Way, drainage, detention, lighting, utilities, health code, fire code, and energy code compliance.
  • Responding to comments by permitting authorities,
  • make necessary revisions to the plans to acquire the permits required to commence construction.

06 step

Bidding &
Contract

While some of our clients already have a contractor in mind when they come to us, many take advantage of long running relationship with our extensive list of general contractors, subcontractors, manufactures, suppliers and vendors to decide which construction contract method best serves their best interest.

INVOLVES

  • Distribute the Request for Proposal to prospective contractors, suppliers, and vendors.
  • Evaluate and provide feedback to bidders by issuing necessary clarifications as to ensure proposal deadline is met.
  • Analyze and compare the bids received to offer informed recommendations to the owner.

CA

07 step

Construction
Administration

During the construction phase, the architect serves as an advisor to the owner. We conduct regular site visits to respond to contractor inquiries and to proactively identify and resolve any potential issues.

INVOLVES

  • Conduct routine on-site meetings and inspections with you and your contractor.
  • Evaluate pay applications and change requests from both the general contractor and subcontractors.
  • Review  shop drawings/submittals and as-built drawings/surveys to produce record plans and to issue as-built certificates as required to obtain certificates of occupancy.
